1. Services
We provide residential and commercial cleaning in Mission Viejo and surrounding Orange County cities, including regular, deep, move-in, move-out, apartment, vacation-rental turnover, post-construction, janitorial, office, retail, medical office, warehouse and apartment-complex cleaning.
The exact tasks included in your service are the ones listed in your written quote or confirmation. Anything not listed can be added, subject to time and price adjustment agreed in advance.
2. Quotes and pricing
Quotes are free and based on the information you provide: property type, square footage, number of bedrooms and bathrooms, condition and frequency. They are valid for 30 days.
If conditions on site are significantly different from what was described — for example heavy build-up, hoarding, pet damage, biohazards or a much larger space — we will pause, explain the difference and give you a revised price before continuing. You are free to decline.
Prices do not include sales tax where applicable, parking fees, or specialty items quoted separately.
3. Scheduling and access
We schedule arrival windows rather than exact minutes, because traffic and previous jobs can shift timing. We notify you if we expect to be more than 30 minutes late.
You are responsible for providing safe access: keys, codes, gate or building permission, parking, and working water and electricity. If our team cannot access the property, a lockout fee equal to 50% of the service may apply.
Please secure pets, and let us know about alarms, cameras, fragile items and areas you prefer we skip.
4. Payment
Payment is due on the day the service is completed unless we agreed otherwise in writing. We accept the methods listed at the time of booking.
Recurring clients may be billed per visit. Unpaid balances more than 15 days overdue may pause future service and incur a reasonable late fee.
5. Our satisfaction guarantee
If something was missed, tell us within 48 hours of the service and we will return to correct that area at no charge.
The guarantee covers the tasks included in your quote. It does not cover new dirt created after we left, or results that require a different service type (for example asking for deep-clean results on a regular-clean booking).
6. What we do not clean
For safety and insurance reasons our team does not handle biohazards, mold remediation, pest infestations, human or animal waste beyond routine litter, hazardous chemicals, or heavy lifting of furniture and appliances.
We do not climb beyond a two-step ladder, clean exterior second-story windows, or work in spaces that are unsafe, extremely cluttered or without ventilation.
7. Damage, breakage and liability
We are licensed and insured, and our staff is background checked. If we damage something, report it within 48 hours with photos and we will repair, replace at fair market value, or credit your account.
We are not responsible for pre-existing damage, normal wear, items that were already loose or unstable, unsecured valuables and collectibles, or surfaces that fail because of prior improper treatment.
Our total liability for any claim is limited to the amount you paid for the affected service, except where the law requires otherwise.
8. Products and supplies
We bring our own eco-friendly, family- and pet-safe products and equipment. If you prefer we use your products, we will do so at your request and cannot be responsible for results or damage caused by those products.
9. Staff and non-solicitation
Our cleaners are our employees or vetted team members. Please do not hire them directly for private work while they work with us or for 12 months afterwards.
Please treat our team with respect. We reserve the right to end a service immediately and charge in full if our staff faces harassment, unsafe conditions or discrimination.
10. Cancellations
Cancellations, rescheduling and no-shows are governed by our Cancellation Policy, which forms part of these terms.
11. Photos and reviews
We may take before/after photos for internal quality control. We publish photos of your property only with your permission. Reviews you post publicly may be quoted on our website with your first name and last initial.
12. Governing law and disputes
These terms are governed by the laws of the State of California. Before any formal action, both sides agree to try to resolve the issue directly in good faith. Disputes that remain will be handled in the courts of Orange County, California.
13. Changes
We may update these terms. The version published on this page on the date of your booking is the one that applies to that service.
